Standard terms & conditions (“TCS”) for accommodation bookings

These TCS apply to all rentals of rooms, quarters or space within or in respect of the hospitality venue called Brody House (the “Venue”) located at Brody Sándor utca 10, 1088 Budapest, Hungary.

  1. Venue: The Venue comprises 8 double bedrooms with en-suite bathrooms, guest cloakrooms, private kitchens and several living areas as well as private social / community space spread across several floors.

  2. Inventory: The Venue is fully furnished and includes modern high quality appliances, original artwork and other items for guest use listed in an inventory that can be reviewed on request of the Venue’s reception (the “Inventory”).

  3. Lessee: The Lessee shall be the person that makes a booking of part or all of the Venue either online or through  the signature of a separate Cover Sheet to which these TCs are appended and, together, shall comprise a Lease Agreement. The Lessee shall be entirely responsible for any guests or permitted occupiers that it invites or hosts at the Venue.

  4. Occupancy: Each bedroom can accommodate 2 people with an extra child bed available on prior request for which an additional charge may be raised.

  5. Term: Unless otherwise specified in the Cover Sheet or in writing by Venue’s management, the rental period will start at 3 p.m. on the specified Check-in Date and ends at 12 p.m. on the Checkout Date.

  6. House Rules: The Lessee agrees to abide by (and undertakes to procure all or any guests) shall observe the standard rules governing usage of the Venue at all times while present on the Venue for which the main principle is care and consideration for all others that reside in, work at or somehow utilise the Venue. 

  7. Personnel Access:  Client shall allow the Venue’s personnel (designated staffer, contractor or management service provider) access to the Venue (or part thereof) for purposes of housekeeping, repair and inspection. The Service Provider shall exercise this right of access in a reasonable and courteous manner at all times and ensure that any third parties it engages to render any housekeeping, maintenance or management services conduct themselves similarly.

  8. Accommodation Fees: These are set on the Venue’s website and may be varied from time-to-time. All Lessees must ensure their Accommodation Fee(s) is / are fully paid in full prior to the Check-in Date.

  9. Security Deposit: In the event of a full Venue booking, the Lessee may be required to pay a returnable security deposit of €1,000 that shall be refunded within 5 (five) business days of the Checkout Date provided no deductions are made in respect of: 

  • damage to the Venue (or part thereof) or any element of the Inventory;

  • breach of the House Rules that triggers a fine or additional charge (such as but not limited to a breach of the no smoking or noise restrictions);

  • dirt, soiling or other mess within the Venue (or part thereof) requiring non-routine extra cleaning; or

  • any other consumption-based cost incurred by the Client or any member of the Tenant Party or their guests during the Lease Term.

  1. Cancellation Policy: Flexible - 5 days

    The guest can cancel free of charge until 5 days before arrival. The guest will be charged the total price of the reservation if they cancel in the 5 days before arrival. If the guest doesn't show up, they will be charged the total price of the reservation. The guest will be charged an advanced prepayment of the total price of the reservation at any time. Prepayment is collected via credit card payment or bank transfer before free cancellation ends. 

  2. Insurance:  Although the Venue (or part thereof) is fully insured (in terms of the Venue (or part thereof) and general guest and staff liability), Lessee(s) are recommended to secure their own travel insurance.

  3. Payment methods:  Acceptable payment methods are e-banking, cash or credit card (not Amex).

  4. Non-transferability: Any booking at the Venue may not be transferred or resold in any way to any third party without the Venue’s prior written consent.

  5. Notice: Any notice under this Agreement shall be given in writing by either party to the other and should be delivered to the given (email) address or registered address of the relevant party.

  6. Entire Agreement: This Agreement (together with any signed addendum/a) contains the entire agreement between the Parties and cancels and supersedes all prior agreements, if any, between them.

  7. Non-variation: No amendment or variation of the terms of this Agreement will be effective or binding unless made in writing and signed by both Parties.

  8. Governing law and jurisdiction: The validity, construction and performance of this Agreement shall be governed by Hungarian law, and shall be subject to the exclusive jurisdiction of the Courts of Hungary.
